Job Title: Senior Facility Manager

Description
Develop, implement, and manage a comprehensive facility management program, including preventative maintenance, life-cycle requirements, and operational efficiency.
Conduct detailed facility inspections (bi-annual, pre-vacation, post-vacation) and provide in-depth reports with action plans and timelines for corrective measures.
Prepare and manage annual and project-specific budgets for repairs, maintenance, and facility refurbishment based on detailed quotations and projections.
Collaborate with the Company Accountant to monitor facility-related expenses, track payments, and ensure financial compliance.
Design and execute cost optimization and reduction strategies without compromising operational efficiency or quality.
Oversee and supervise the maintenance and repair of facilities and equipment, ensuring timely completion by artisans and external vendors while maintaining high-quality standards.
Coordinate all property renovations and refurbishment projects, ensuring completion within budget and adherence to company standards and regulatory guidelines.
Manage, review, and negotiate contracts with contractors, vendors, and service providers to ensure optimal service delivery and cost-effectiveness.
Establish and maintain a comprehensive vendor database, regularly reviewing and vetting vendors for quality assurance and cost efficiency.
Monitor and evaluate service contracts to ensure alignment with organizational needs and compliance with agreed service levels.
Provide rapid and effective responses to facility-related requests and issues from occupants, ensuring minimal disruption to operations.
Generate, analyze, and present detailed reports on facility-related expenditures, budgets, contracts, and operational performance to Executive Management and Human Resources.
Ensure strict compliance with health and safety regulations and industry codes in all facility operations and maintenance activities.
Develop and oversee energy efficiency programs, advising management on sustainable practices to reduce energy consumption and operational costs.
Implement and manage environmental health and safety (EHS) programs to ensure compliance with local and international regulations.
Ensure the physical security of all company properties, including access control, surveillance systems, and emergency preparedness.
Respond promptly to facility and equipment alarms, emergencies, and system failures, implementing solutions to minimize downtime.
Establish emergency response protocols and ensure readiness to handle facility-related crises effectively.
Prepare and present periodic reports on all facility management activities, including key performance indicators (KPIs), to Senior Management and Human Resources.
Lead, mentor, and develop the facility management team, fostering a culture of excellence and continuous improvement.
Stay updated with industry trends and regulatory changes, integrating best practices into facility management processes.
Qualifications and Experience
Bachelor's Degree or Master's Degree in Facility Management, Engineering, Estate Management, or a related field.
Minimum of 7-15 years of progressive experience in facility management, with at least 5 years in a senior or leadership role in the real estate industry.
Professional certifications such as IFMA (International Facility Management Association) CFM, PMP, or equivalent are preferred.
Proven track record in managing residential and large-scale facility operations, budgeting, and vendor negotiations.
In-depth knowledge of building systems, maintenance processes, and relevant health and safety regulations.
Strong leadership and people management skills, with the ability to inspire and drive high-performing teams.
Excellent organizational, analytical, and problem-solving skills with a proactive and detail-oriented approach.
Ability to manage multiple projects simultaneously while meeting deadlines and maintaining quality.
Proficiency in facility management software and Microsoft Office Suite.
Strong communication and stakeholder management skills.
Salary
N400,000 - N600,000 monthly.
