About the Role
We are looking for an Architect to the Head Creative Services Business Unit (HCBSU) and to spearhead the establishment and growth of our Business and Creative Services Business Unit. Summary of Job Function
The HCBSU will spearhead the establishment and growth of the Business Development and Creative Services Business Unit at GroupCo. This role requires a visionary leader who can conceptualize and design unique lifestyle communities and lead the execution of diverse residential and commercial projects for GroupCo and other third parties.
The HCBSU will work closely with internal teams and external partners to deliver innovative, customer-centric solutions along the dream home and lifestyle value chain. This role encourages leveraging digital tools and personal branding to create visibility for the successful candidate and the SBU.

Key Responsibilities
Strategic Setup and Development:
Lead the establishment of the SBU.
Develop and implement the strategic plan for the SBU, aligning with GroupCo's overall vision of providing unique customer driven solutions.
Develop policies and procedures to enhance operational efficiency.
Evaluate and seize opportunities for expanding services to third party clients.
Drive innovation and digital transformation within the SBU.
Land Acquisition:
Identify and acquire suitable land parcels for development based on the recommendations of the relevant SBU.
Negotiate land deals and manage relationships with landowners and brokers.
Conceptualization and Design:
Lead the conceptualization and design of unique lifestyle communities that align with GroupCo's vision.
Innovate design solutions for unique dream homes with expandability and upgrade options.
Develop concepts and designs for commercial and mixed-use developments.
Collaboration and Project Viability:
Work closely with other SBUs to evaluate the financial viability and bankability of proposed projects.
Foster relationships with architects, engineers, and other professionals to ensure project success.
Design Coordination:
Partner with structural, mechanical, and electrical engineers to produce technical drawings.
Ensure designs comply with all relevant standards and regulations.
Entitlements and Permits:
Secure all necessary permits and regulatory approvals before commencing site preparation activities.
Navigate regulatory environments to facilitate project approvals and confirm that all actions comply with local zoning laws and environmental regulations.
Site Preparation:
Oversee site preparation activities to ensure readiness for construction.
Conduct thorough evaluations of the site to understand existing conditions and identify any potential challenges or requirements for development.
Develop detailed site preparation plans, coordinating with architects, engineers, and other relevant professionals to ensure all aspects are covered.
Oversee the clearing of the site, including the removal of trees, debris, and other obstructions.
Manage grading activities to prepare the land for construction, ensuring proper drainage and soil stability.
Project Monitoring and Quality Assurance:
Implement systems to regularly track the progress of projects against established timelines and milestones.
Ensure any delays are promptly addressed with corrective measures.
Develop and enforce quality standards for materials and workmanship.
Conduct regular inspections to ensure all work meets these standards and aligns with design specifications.
Landscape and Interior Design:
Lead the landscape and interior design efforts to enhance the appeal of developments.
Collaborate with designers to ensure cohesive and attractive environments.
Financial Oversight:
Develop and manage BDCSSBU budgets, ensuring cost efficiency and profitability.
Monitor financial performance and implement corrective actions as needed.
SBU Marketing with Personal Brand:
Utilize Thought Leadership, Networking, Social Media Presence, Public Relations, Corporate Culture Advocacy and other personal branding techniques to promote the BDCSSBU.
Develop marketing strategies to enhance visibility and attract clients.
Engage with industry stakeholders to build the brand's reputation.
Stakeholder Engagement:
Collaborate with internal and external stakeholders, including project managers, contractors, and third-party service providers, to ensure seamless service delivery.
Act as the primary point of contact for BDCSSBU-related inquiries and negotiations.
Reporting and Analysis:
Prepare and submit periodic activity reports for management review.
Analyze operational data to identify trends and opportunities for improvement.
Performance Metrics
Successful establishment and growth of the BDCSSBU.
Number and scale of projects initiated and completed.
Time to Market for each project
Timely and cost-effective delivery of projects.
Customer satisfaction and feedback on completed projects.
Financial performance of the BDCSSBU.
Required Skills and Qualifications
Bachelor's Degree in Architecture. Masters preferred.
Minimum of 3-5 years of post-qualification experience in business development, real estate, or creative services.
