Job Title: Senior Facility Manager

Role Summary
The Facility Manager is responsible for the day -to- day running of the estate and ensuring the facility is operational at full capacity through implementation of policies, procedures and programs to the satisfaction of the client and the company.
The ultimate goal is to make the estate the 1st point of call when luxury estate comes to mind.
Visit to client building handled over to Canistel Limited for sale, Lease or management to access the functionality of the building and report same according to coordinator of Canistel Limited.
Visit to project site to manage & access work done and report same according to the Head of projects Department at FMTL.
Responsibilites
Give detail technician & Administrative report of site inspection on other project outside of Goosepen, highlighting areas that need to be review and reporting same.
Ensure Conducive, safe and friendly environment.
Keeping the Estate clean and safe for the occupants and making them have a feel of total relaxation once they come into the estate premises.
Help with effectives marketing of the estate to ensure total occupancy.
Maintain the high standard and quality of the estate making it a 1st point of call when luxury apartment comes to mind.
Work with contractors to ensure speedy completion of project within time frame and to put the building in perfect shape looking out for any details that is overlooked for missed out and correct them promptly.
Work with artisans (mechanical and electrical) to ensure that all the various systems plumbing, electrical and mechanical – are in good working conditions while also keeping maintenance cost low.
Oversee the execution of day -to- day activities in the maintenance of all utilities and infrastructure including:
Building maintenance
Pest control
Landscape – grass, shrubs and trees.
Maintenance service – water plant, generator, swimming pool, gym facilities, etc.
Plumbing and electrical.
Fire and safety drill.
Draw up program for effective routine maintenance, preventive maintenance and corrective maintenance liaising with all the personnel involve.
Keep an account of day -to- day in-flow of Goosepen Apartment account.
Negotiate with Various Maintenance contractors and outline jobs to be done.
Keep record of payment received and expenditure.
Keep record of service charge, diesel deposit and electricity payment of residents.
Client Relations:
Directly address the queries and concerns of the occupants.
Timely resolving of complains raised by Occupants.
Ensure compliance to the service agreement by occupant when using the general/common facilities with the estate.
Timely resolving tenants complaints.
Administration and Financial:
Keep daily report of activities.
Keep regular communication with the account department, special duties department and other appropriate department.
Keep maintenance cost low and within budget.
Ensure collection of service charge from occupant to facilitate smooth running of the estate.
Interact with the vendors, service provider and support in resolving any payment/term/facility Management relate issue faced by them.
Partake in preparation of annual budget and its implementation.
Build facility charges proposal for new and intending projects to be managed.
Keep record of Canistel Limited transactions.
Qualifications
Candidates should possess a BSc in Building Technology / Quantity Surveying
Years of Experience - 8 years and above.
