Responsibilities
Project Planning and Development:
Assist in the planning and development of real estate projects, including residential, commercial, or mixed-use properties.
Coordinate with architects, engineers, and other stakeholders to develop project plans, budgets, and schedules.
Conduct site assessments and feasibility studies to evaluate potential project opportunities and constraints.
Permitting and Regulatory Compliance:
Manage the permitting process and ensure compliance with local zoning regulations, building codes, and other legal requirements.
Obtain necessary permits and approvals from relevant government agencies and authorities.
Liaise with regulatory agencies, inspectors, and consultants to address compliance issues and resolve permitting challenges.
Contract Administration and Procurement:
Assist in the procurement of contractors, subcontractors, and vendors for construction, renovation, or development work.
Prepare and administer contracts, purchase orders, and subcontract agreements in accordance with project requirements and budget constraints.
Coordinate with legal counsel to review and negotiate contract terms, warranties, and insurance requirements.
Construction Management and Oversight:
Monitor construction activities and progress to ensure adherence to project plans, specifications, and quality standards.
Coordinate site inspections, quality control measures, and safety protocols to mitigate risks and ensure compliance with industry regulations.
Address construction-related issues, delays, and change orders in a timely and effective manner to minimize impact on project timelines and budgets.
Budgeting and Financial Management:
Assist in the development and management of project budgets, forecasts, and financial reports.
Track project expenses, invoices, and payments to contractors and vendors.
Analyze budget variances and identify opportunities to optimize project costs and improve financial performance.
Stakeholder Communication and Relationship Management:
Serve as a primary point of contact for project stakeholders, including investors, lenders, clients, and tenants.
Communicate project updates, milestones, and deliverables to stakeholders through regular meetings, reports, and presentations.
Build and maintain positive relationships with stakeholders to foster trust, transparency, and collaboration throughout the project lifecycle.
Documentation and Record Keeping:
Maintain accurate and up-to-date project documentation, including contracts, permits, plans, specifications, and correspondence.
Organize project files and records in accordance with industry standards and document management protocols.
Ensure proper archiving and retention of project documents for future reference and compliance purposes.
Risk Management and Issue Resolution:
Identify potential risks, issues, and conflicts that may arise during project execution and develop mitigation strategies to address them.
Proactively monitor project performance indicators and key performance metrics to identify deviations from project objectives.
Collaborate with project team members and stakeholders to resolve conflicts, mitigate risks, and overcome challenges to project success.
